Marynarska 21, Warszawa
The first project of flexible offices under the name of Własne B. is located in Warsaw's Mokotów district, in cooperation with the Octava Property Trust. The first part of the project was launched in August 2018 and covered approx. 800 sq m. on the second floor, Marynarska Passage. The preparation of the space divided into offices, after the previous tenant, assumed its refreshment with a low financial outlay. This resulted in an attractive surface in terms of product quality to price ratio. When refurbishing, we put a lot of emphasis on the design of the common areas, i.e. the kitchen and the conference room, which are the main selling point and a place where tenants from the entire floor meet. We wanted the kitchen to be a place for establishing relationships over a good cup of coffee, and the conference room to be a representative place to meet with clients and contractors.From the very beginning, our business model assumed the design, commercialization and management of the space on behalf of the owner. As a result, tenants sign a lease agreement directly with the owner of the building, with a package of the most needed services, such as an equipped kitchen, reception, conference room, one invoice, at an affordable price. Commercialization proceeded at a fast pace and allowed to fill them at the level of 90% within the first three months from the commencement of cooperation. Octava Property Trust, seeing the potential in our project, decided to entrust us with another floor, approx. 800 sq m. in the Marynarska Passage building and invest in Własne B., becoming its minority shareholder.
The first floor was designed and finished together with the architects of the IKEA Center for Business, making the common parts more cozy, and an undoubted advantage was the appearance of a mini lobby located between the conference rooms. Commercialization of Własne B. focused on reaching the segment of small and medium-sized enterprises. The entire project is based on flexibility, modularity and an attractive price. Despite the passage of time, the project remains competitively priced and is popular among people looking for an office in this location.
Red Tower, Łódź
The second location of Własne B. in cooperation with Octava Property Trust, which is located on the 18th floor of the Red Tower office building in the very center of Łódź. These are the highest located instant offices in Łódź with a panoramic view of the city.
The surface was built from the core and shell state, way different from the case of the first location. We had the opportunity to prove ourselves in arranging offices and common areas from scratch. We advised on the division of space into offices, which, based on our analyzes, were most desired by clients looking for an office for rent in Łódź. When the works on the 18th floor began, we established cooperation with the IKEA Center for Business and it was the first collaboration in the world between IKEA and a co-working space. Bearing in mind the prestige of the location and the unique view from the office, we have prepared a unique project together with the IKEA Center for Business. Part of the floor was arranged as a common showroom for Własne B., IKEA Center for Business and the owner of the building. The showroom consists of a reception desk, a glass office, a conference room and an open space for 10 people. The dominant colors are bottle green and navy blue in combination with golden elements and accessories that have been broken with vivid green and neon lights, combining luxurious decor with coziness. A conference room equipped with RTV equipment is at the disposal of all tenants, making it possible to organize a meeting with clients in a large room with a panoramic view of Łódź.
Each part of the floor has been arranged with an idea. Internal rooms without access to daylight act as a server and a telephone booth, where you can have a private conversation or work in silence. The marketing campaign was aimed at clients who run small and medium-sized businesses, but want to feel special and be able to invite their contractors to a prestigious office. The current tenants include companies from the marketing, photovoltaics, renewable energy and IT sectors.
Silesia Star, Katowice
Własne B. in Katowice is the third open location, which is located in the Silesia Star building at 20 Uniwersytecka street. In the era of the coronavirus, we have noticed that our project works not only in the arrangement of empty spaces, but also in a situation where the owner of the building has a problem with a tenant who does not pay his liabilities.
The location in Katowice was created in cooperation with the developer Develia S.A. The tenant of the space was a serviced office, which did not fulfill its obligations. In such a situation, the owner of the building had two solutions at his disposal: waiting for debt repayment (not being sure whether the tenant would start paying regularly) or terminating the contract. In the case of the second solution, the owner of the building may claim a contractual penalty, but the prepared and finished space will remain empty, and the new tenant will most often count on preparing it for his individual needs. In this situation, we proposed to the landlord to take over the office space serviced on their behalf, while maintaining the current tenants. In this cooperation, we skipped the stage of space preparation, because the entire infrastructure of the serviced office was ready (kitchen, conference rooms, chill space, common areas, office division) and we focused on starting renegotiating contracts with current tenants as soon as possible.
The renegotiation process was successful, all tenants decided to stay afloat and appreciated the lease we proposed directly from the owner. In the case of renegotiations, our priority was to ensure uninterrupted work for tenants, because we did not want them to suffer the negative effects of the conflict between the owner and operator of the serviced office. An important element was the quickest possible takeover of contracts for services on the surface (internet, coffee machine, printer), which in effect looked like a normal working day for tenants.
The next step was the commencement of commercialization of the project under the brand of Własne B. As in the case of other locations, we emphasize the value for money of our office, and in addition to the work space, we provide a package of additional services for tenants. The price of the office includes not only the rent and operation, as in the case of a traditional office, but also utilities, internet, cleaning, coffee, drinks, printouts and a package of hours for access to conference rooms.
Renaissance Tower, Warszawa
The fourth location of Własne B. is located in Warsaw's Wola district, on the 6th floor of the Renaissance Tower office building. It is also the third building in collaboration with the Octava Property Trust. As in the case of Katowice, we took over the space on behalf of the owner of the building after the serviced office with which he terminated the lease. The area was 75% full and we were faced with the difficult task of renegotiating the terms of the contract with several tenants at the same time. A very important element of the takeover of the space was the conclusion of new contracts with service providers (internet, coffee, water dispenser, printer) in order to be able to provide tenants with uninterrupted work on the surface.
The challenge for this building was also to eliminate the reception desk on the surface, as tenants were used to the reception service on the surface. All the tasks that the surface receptionist dealt with on a daily basis were taken over by the building manager and external services. The marketing campaign was targeted at tenants looking for an affordable office in a good location. The building is located 500 meters from the metro, which enables efficient communication with the center and other districts of Warsaw.
